📋 Covenants & Restrictions at a Glance

• Annual Assessments: $250.00 per year for road maintenance. Tracts 34, 35, and 36 are exempt from paying the road assessment fees. Delinquent assessments bear interest at 18% per annum.

• Property Use: Strictly single-family residential dwellings. No commercial usage. The minimum square footage for all residential structures is 800 square feet.

• Setbacks: No structure (including temporary housing or ancillary buildings) shall be located nearer than 100 feet from the center line of the road.

• Outbuildings: Shops, barns, metal buildings, and greenhouses are permitted; however, the maximum square footage shall not exceed 10,000 square feet total for all ancillary structures combined on one tract.

• Animals: Livestock is restricted to 1 animal per acre within a tract. Fowl are restricted to 7 fowl per acre.

• Property Upkeep: Owners must keep tracts free from litter, debris, or trash. Any unsightly or junky articles must be kept inside an ancillary structure or placed along the back 60 feet of the tract's property line.
